Since the debut of Loveman’s on Market four years ago, Chattanooga has experienced an influx of trendy hotspots and condominiums boldly  accentuating the downtown skyline.
 
Loveman’s on Market became the Scenic City’s first urban condominium development and inspired a new trend in downtown living. Since then downtown condominiums  have emerged as  popular homes of choice for Chattanooga buyers seeking  their many amenities not found in suburbia.
 
According to Darlene Brown of Real Estate Partners, Chattanooga LLC., downtown living allows for countless conveniences including low maintenance, security of home and possessions while traveling; and easy access to entertainment, restaurants, shopping, offices, banking, theater, and museums.
 
With downtown living, a quiet stroll along the riverfront, an afternoon at BellSouth Park, or an evening at the Chattanooga Symphony and Opera can merely be a few steps from a person’s doorstep rather than a lengthy drive away. Brown says the possibilities found in downtown living appeal to buyers of all backgrounds - from young professionals to retirees and everything in between. She has sold to every imaginable “professional” as well as businessmen and women.
 
“I have not detected a common demographic with condominium purchasers,” says Brown, who represented Loveman’s on Market. “However, I have detected common desires or reasons to change to an urban lifestyle.” A common trait she has noticed among buyers is the intangible vibrancy towards living that usually accompanies an urban address such as downtown Chattanooga. She notes how the desire to live in or near downtown Chattanooga is heightened by the riverfront development and events such as Nightfall and the Riverbend Festival.
 
Brown says that while it is true that the first “‘wave” of condominium developments in downtown Chattanooga were primarily catering to the higher end of the market, there is a significant amount of development currently planned or that has already commenced that fills  the lower and more moderately priced segment of the condominium market.
 
 The range of recent Chattanooga condominium sales has been $150 to $350 per square foot depending on location and amenities, according to Brown. “Most of the time, at least one or two parking spaces are provided with the condominium purchase price,” she says, noting how this amenity is becoming a requirement, not an option, in order to have a successful project.
 
“Urban development, due to space and other physical limitations, necessitates an extremely high degree of creativity and aptitude,” Brown notes. “Top quality and workmanship are critical and essential elements for successful developments. Demand will dictate how many condominium developments will be constructed in Chattanooga’s future.”
